Operation Free Home
Operation Free Home is a program founded and personally funded by Dean Graziosi. The purpose of the program is to connect homeowners who need to sell their homes with families in need of a home as a result of financial or personal hardships.
Individuals "sponsor" a portion of a home's mortgage payment so that the family in need has a place to live and the homeowner in need can sell the home.
How it Works
The system begins with a vacant home. A vacant home is one that a homeowner still owns but has moved out of. This means the homeowner is probably paying two mortgage payments and needs to sell the vacant home as quickly as possible.
The homeowner or someone simply interested in taking part in the program begins looking for a sponsor who will accept a portion of the home's mortgage payment for one year. The easiest way to determine the amount each sponsor will pay is to divide the monthly payment by the number of sponsors.
Then, a recipient family for the home must be located. This can be done in any number of ways: newspaper ads, media assistance, word-of-mouth, etc. Interested families submit their stories of hardship, expressing the ways 12 months in a new home with no house payment will help get them back on their feet again.
A deadline is established for story submissions (usually a month to six weeks), and a recipient family is chosen. Details on the legal forms and requirements are available in Dean's book, Be a Real Estate Millionaire, but he also provides this information free of charge for the purpose of growing Operation Free Home around the country.
Replicating Operation Free Home
Duplicating Operation Free Home accomplishes two things: by putting a needy family in a home that otherwise would remain vacant or unsold because of market conditions and finding sponsors to help support the effort, the owner of the home is alleviated from part of the financial burden of making the monthly mortgage, and a family gets a chance to get back on their feet.
