Biography of David Oswald
David Oswald is an outsourcing enthusiast who has applied this concept to all of his businesses including real estate investing, public speaking and mortgages. With the nation’s recent growth in home based businesses, Oswald has taken the opportunity to train many people throughout the country on how to increase the amount of productive time spent versus simply being busy. As his book, “101 Ways to Outsource Your Life and Business” explains, there are many ways to eliminate the mundane tasks from your life that prevent you from truly getting things done.
In addition to outsourcing many aspects of his life, Oswald enjoys being a real estate investor and has licenses as a life insurance producer and title insurance producer in the state of New Jersey. He began his career in real estate as a mortgage broker and it was also during that time that he bought his first piece of property. “I loved the mortgage industry,” he says, “but I knew that there was something about real estate that attracted me for the long run.”
Oswald began to purchase rental properties, land lots, do short term loans for others and he experimented with some creative financing. Soon after, he started buying pre-foreclosure properties and focusing primarily on the wholesaling side of the business, working with as many as fifty to seventy properties at a time. It was also during this period where he realized that a lot of his time was being taken away from the things that he loved to do. Desiring to get back to doing the things he loved, Oswald decided to totally re-arrange his priorities and that was the genesis of “101 Ways to Outsource Your Life and Business.”
He now speaks on the topics of real estate and outsourcing in front of hundreds of people, does one on one mentoring for students, sells a core package of information regarding the foreclosure and short sale business and on top of that, he continues to run a very large pipeline of deals for himself.
On a personal note, David enjoys investing time in activities with his church and giving back whenever possible. In addition, he enjoys long distance running, playing basketball and reading a few books per month. Great, let’s begin our little chat for today.
It’s very likely that I am not the first real estate guru who you’ve heard at a seminar or listened to or just simply followed the progress of by way of a newsletter. In fact, I don’t even like to be called a guru even though some people insist on calling me that. You can just call me “The Diamond” or David for those of you who prefer a more proper approach. By the way, would you happen to have any Grey Poupon? But of course…
That’s me being proper, which isn’t so easy for me. Don’t mind me, I sometimes head off into a world of my own, do you follow me? But that’s what being a freedom seeker is all about. It’s about spending time in a dream world to determine what it is that you want out of this thing we call LIFE. The only difference between me and many of you reading this is that I take things a step further and actually make them reality.
Might sound hard to you, but it only takes practice. Remember the first time you road your bicycle down the street to about the mid-point of the avenue and then turned around? Eventually, you were able to go all the way to the end of the street and then one day you found yourself going all the way to your friend’s house across town, right? That’s what I am here to do with you. Instead of just stopping once you’ve taken a few baby steps, I am here to show you how you can go all the way.

There is a line from a song that goes “I’m not bragging, it’s just simply the truth” and that’s what I am here to say today. I don’t talk about my past successes so that I can feel good about myself…I already feel good… but I want to make sure that you see what it is that YOU are not allowing yourself to do. Yes, YOU are the reason. Because we all can do these things but the follow through is essential to make it happen.
So like that company that has a swoosh on the side of their sneakers, I just DO IT NOW! I guess that somehow and in some way, that makes me different or weird. But if that is what makes you different in this world, then I’ll always be different and I’m willing to deal with that. Even if my family or friends think I’m an eccentric. Remember, it’s not necessarily harder to think this way, just different…get it? I’m sure you do.
Hey, I feel like I know you already. Well, let me clarify that. I feel like I know those of you who are actually understanding what I’ve said so far. Like I said in my disclaimer, some of you are cut out for this and some of you are not. So to those of you who are following along so far, I feel like I know you. How’s that for clarification. I pride myself on being a communicator, not just an unbelievable real estate guru. Woops, there’s that word again. My bad. I’ll stop…
DIAMOND’S KEYS TO DECISION MAKING:
Stop being an over analyzer and start focusing on saying either “yes” or “no.” Believe me, you won’t hurt my feelings or the feelings of most people by saying “no” once in a while but you do hurt yourself by holding off on making decisions consistently. Remember, the 3 F’s. FAIL FORWARD FAST. Those who make decisions and then handle the small things as they come will be much better off than those who never make the decision in the first place.
HOW I DID IT:
See, I used to be one of those people who always “thought things through.” Sound familiar? So instead of ever doing anything, I simply was the guy on the end of the bench watching reality take place. I was never the hero but at least I was never the goat, right? BIG DEAL. It wasn’t until I was in high school and I got a chance to step out and make it happen that I really understood this concept. Let me tell you a little story…
Picture a high school basketball game. Picture about seven seconds left and a tied score at the end of the game in the fourth quarter. My team inbounds the ball at the far end of the court. The point guard gets the ball, takes about four dribbles and draws a double team. That leaves (guess who?) “The Diamond” wide open from about 30 feet out from the rim.
I remember getting a calming sense about myself and calling for the ball….the point guard hears me and passes the ball over to me with about two seconds left…I get the ball 30 feet out and launch a 3 pointer into the air…..upon release it feels good…and I….and I…

No, just kidding…the ball arched high into the air…and just as the buzzer was going off…it hit nothing but…NET…SWOOSH…just like the sneaker. I took the chance to be either the hero or the goat and ended up the hero. I got mobbed by my teammates for 5 minutes and then some of the crowd mobbed me for good measure after that. I was the hero for the day and ever since that day, I’ve been willing to step up and make decisions. Even if it means I take a chance on being the goat. Now back to our regularly scheduled chat.
Let me quit it with the half baked attempts at being comical. Let’s now get into the meat of what I’ve been talking about here. I’ve spent over $87,000 on my own education, which includes countless 2 or 3 day bootcamps, endless books about real estate and a couple of one on one mentorships. At the end of the day, it was really the mentorships that pushed me over the edge.
The bootcamps are okay as far as information is concerned but they only encourage more information paralysis. It’s almost like an overload. Kinda like the feeling you get when someone gives you too many options and you just stand there trying to make a decision but you’ve been given too many ways to make that decision.
Sure, you feel good walking out of there with your big workbook and CD’s all ready to take on the world until about a week or so later when you realize your not equipped to do anything without a mentor. There it is in a nutshell folks. You just can’t do anything in a real way without a mentor. (Wish I would have found that out before I have spent all that money on the bootcamps, right?)
SO WHY SHOULD I BE MENTORED IN SHORT SALES, DAVE?
Here’s why…you have to pick something and become an expert in it, right? There’s no sense in being jack of all trades and master of none. So I’m bringing you into an aspect of the business where there is the MOST OPPORTUNITY TO SUCCEED WHILE TAKING THE LEAST RISK. Don’t forget, I’ve already walked in your shoes for a minute, remember? That’s all well and good but its TIME CONSUMING. And you all know that “The Diamond” values his time and so should YOU.
