There it was, laying there on the blank sheet of paper looking very robust and determine to make its presence felt. All too often it's been categorized as the king of valuation and investment analysis. Yes, the type that the connoisseurs with their great minds sometime completely forget that has its own limitations. It's almost impossible to not take it seriously. On the other hand, it could be very dormant, and totally have you misjudge your next investing move for the next seven to ten years. I finally had the audacity to ask, "So what exactly are you?"
Well, to put it bluntly, "I'm the discount rate that makes all your investment of your net present values (NPV) whether inflows or outflows equal to zero and people usually love me." To my surprise I replied, "Is that so?" Of course my dear fellow, take a great look around and you will see that I am almost indispensable, especially when it comes to the ones who rely on profitable returns whether it's core, core plus, value-add, and opportunistic assets. They all want a huge piece of my kingship. Now I understand your point Sir. Don't be ridiculous, from now on you can simply refer to me as Mr. Internal Rate of Return (IRR).
Alright, IRR probably has nothing to do with the three D's that are forever the epitome of great success at whatever you want to accomplish in your life and career. For some of you reading this as number brainiacs, I thought it would be interesting to refer to the internal rate of return in such fashion. Anyhow, the 3 D's below have always been at the center of how approach everything. For some, you already know about the power of these words, for others, perhaps they haven't sunk in profoundly into your being yet or how you go about moving forward. Yes, you may have used them and probably not at full capacity – meaning habit forming and obsession. In any event, they are worth adopting periodically for lasting results.
Discipline: The great Sir Alexander Paterson once said, “The secret of discipline is motivation. When a man is sufficiently motivated, discipline will take care of itself.” I also know about the power of discipline. It has created major achievements in my life. Once you become discipline towards achieving your "smart" goals in life, it becomes a habit. Once you make a commitment your "smart" goals will become reality without a doubt. Eventually, your vision will come to fruition, whether it is independently or within a team of individuals you work with. One thing about discipline that is certain is the bridge that it creates between hard work and your goals for powerful manifestation. The other important thing about discipline, it forces you to be accountable to yourself and everyone else around you.
Determination: My grad-father used to tell me, "if you take away the bone from a dog’s mouth and place it 100 miles away, it will find it with simply sheer determination". Why is that? Once you give a dog a bone it will always find its way home, and if you take it away it will always go after it. That sense of smell and possession is in its deoxyribonucleic acid (DNA). Have you ever accomplished something in your life, career, and you look back and say to yourself, “How in the world did I do it”? It wasn’t only about your will; determination played a great role too. All I’m saying to you here is if you are determined like the men and women you either look up or who are your role models, you too will see tremendous results happen in all major areas of your life.
Driven: I am sure you’ve heard many people say they are driven about something, right. Are they really? Are you a driven person? Do you want to know how to test if you are? Here’s how, next time you are facing obstacles, tribulations, trials, and failures in life, in your career, work, business, at home, or in your relationships and you give up, quit, or blame the entire world or friends, families for your failures, you’ll know if you’re driven or not. Being driven is about being responsible and accountable for your own actions, shortcomings, going all in, giving in all and not standing on the side line. You control what you can and let what you can't control take care of itself. It’s about the will to go on your journey(s), the extra mile, and get to your final destination. Being driven is about your BIG WHY’s in your career, business, and life. It’s about no fear of rejection. Even when 10,000 says “NO” to you without knowing your true characters, but misjudge you base on so-called race, ethnic group, gender, height, look, status, socio-economic class, etc., stay positive and keep moving forward to get the 1 “Yes” that counts. When you know the reasons behind your BIG WHY’s, you’ll be so driven that you will become unstoppable. The experience of getting that 1 "YES" and knowing that you will make significant impact in areas where it counts is simply exhilarating.

Vince Lombardi wasn't just a great coach. In my opinion the man was a great philosopher and psychologist. I am also including Bill Bellichick in this sphere of influence. This quote has been a vital key to my career path in real estate and advocacy in wellness helping folks with diabetes, obesity, autism, cancer through volounteering work. "The quality of a person's life is in direct proportion to their commitment to excellence, regardless of their chosen field of endeavor." --Vince Lombardi
“Games are won by players who focus on the playing field—not by those whose eyes are glued to the scoreboard. If you instead focus on the prospective price change of a contemplated purchase, you are speculating. There is nothing improper about that. I know, however, that I am unable to speculate successfully, and I am skeptical of those who claim sustained success at doing so.” -- Warren Buffett
