However, before they could buy a home, most people had one to sell first. The problem became that most people had not built up enough equity - or maybe they'd refinanced their home recently - whatever the case may be, there just wasn't any margin in there; that's when the idea for this unique home-selling program was born. There is now a way to help people sell their homes by minimizing their costs to do so via waiving the listing portion of the commission, giving them the ability to price their home correctly so ultimately it will sell. Homes are selling out there, but the only ones that are selling, are the ones that are priced correctly.

Is this type of program different from a discount brokerage firm? And if so, how is it different?

Well there are discount brokers out there who will put your home on the market for a few hundred dollars. Generally they will just put it on MLS but you're still going to pay that fee, and there's not a lot of support after that. What this type of program offers instead, is to provide the entire gamut, from A-Z, from sitting down to help people price their homes correctly, to marketing the home properly, to helping them stage properly, to helping them organize any repairs or anything like that, to negotiating the contract, and then getting to closing. The listing agent in this scenario will show up at closing as well. It's a full service operation and the listing agent doesn't charge anything for that as long as the seller agrees to purchase another home from the same agent. Basically, a realtor gives them the listing for free, and then helps them purchase a home once theirs has sold.

What can a seller expect in this program?

Sellers can expect the full ride; anything and everything that a full service operation provides should be expected by the seller. The listing agent should be available 7 days per week because it's a full service operation.

What is a typical commission structure for an agent?

Typically commission costs total between 5-7% of the sales price. However with this type of program, since the listing agent is giving up their entire listing fee, the fees are cut in half. And again, you are being provided with a whole service operation.

This program is really working; when people see that they can price their home correctly, they will sell. Even in this kind of economy, it is absolutely working. If homes are priced right - that's what people have got to understand - if homes are priced correctly, they will sell. And this unique home-selling program helps them to do so.
